What is an EICR? An EICR, or Electrical Installation Condition Report, is a thorough inspection of the electrical wiring, circuits, and systems within a property. It's carried out by a qualified electrician and gives you a clear picture of whether your electrics are safe, up to standard, and free from potential hazards.

What does the inspection involve? During the inspection, one of our electricians will assess your consumer unit, wiring, sockets, switches, earthing, and bonding. We'll test each circuit and check everything against the current wiring regulations (BS 7671). At the end, you'll receive a written report graded either Satisfactory or Unsatisfactory. Any issues found are coded by urgency, from C1 meaning danger present and immediate action required, through to C3 which is an improvement recommended.
Who needs one and how often?
For landlords, an EICR is now a legal requirement for all private rental properties in England. You must have one carried out every 5 years, or at the start of each new tenancy, and provide a copy to your tenants. Failure to comply can result in fines of up to £30,000, so it's not something to put off.
For homeowners, an EICR is recommended every 10 years for a standard owner-occupied home. If you've recently bought a property and have no record of the last inspection, we'd always recommend getting one done sooner rather than later. This is especially true in older homes across areas like Bromley, Caterham, Oxted and Warlingham where wiring may not have been looked at in decades.
For small businesses and commercial properties, an EICR should be carried out every 5 years. It also forms an important part of your duty of care as an employer.
What happens if issues are found? Don't panic. Many properties come back with minor observations that don't require urgent action.
